The median home price sat at $522,000 in December 2025, down about 5% from the prior year — and inventory has climbed significantly, with over 421 active listings as of early January 2026. Homes are averaging 42–63 days on the market depending on the ZIP code.
Translation: you have time to look, compare, and negotiate. That's a luxury this market hasn't offered in years.

Plano isn't one monolithic suburb. The three main areas have distinct personalities, price points, and commute profiles:
West Plano (75093, 75024) is newer construction, larger lots, and the highest price tags ($650K–$762K median). It's closest to Legacy West and the Granite Park employment corridors — ideal if you're working at JPMorgan Chase, Toyota, or State Farm. The schools here feed into Plano West Senior High.
East Plano (75074, 75025) is more affordable ($415K–$552K), offers easy access to downtown Dallas via US-75, and has some of the most family-friendly, tree-lined streets in the city. Parker Road Estates is a local favorite.
Central Plano (75023, 75075) gives you the best access to Historic Downtown Plano — arts, dining, and some of the city's most walkable neighborhoods. It's the entry point of the market, with medians starting around $414K.

Plano ISD Is Genuinely Exceptional — With One Caveat to Watch
The schools are a major reason families move here, and the reputation is well-earned. Plano ISD consistently ranks #15 among Dallas–Fort Worth school districts, maintains a 95.3% four-year graduation rate (vs. 90.3% statewide), and produced 73 National Merit Semifinalists in 2026 alone.
All three high schools — Plano Senior High, Plano East, and Plano West — compete in UIL 6A, the highest classification in Texas. That means your kid can go out for marching band, debate, football, or robotics at a competitive level without driving 40 minutes.
The caveat: Plano ISD is dealing with declining enrollment — the district is projected to dip below 40,000 students within four years — and faces a $43.75 million budget shortfall. Currently, the quality is very much intact. But if you're planning a 10+ year horizon, it's worth keeping an eye on how the district responds to these pressures long-term.
04 — Property Taxes
Texas Has No Income Tax — But Property Taxes Are Real
This surprises almost every out-of-state relocator. Texas has no state income tax, which feels amazing on payday. But property taxes in Collin County average around 2.19% of assessed home value per year. On a $522,000 median Plano home, that's roughly $11,432 annually — or about $953 per month just in property taxes.
That number compounds with each taxing entity: City of Plano, Collin County, Plano ISD (the largest chunk), Collin County Community College, and any special districts. The good news: assessment growth has moderated significantly — up just 2.37% in 2025 after double-digit jumps in 2022–2023. The city also offers homestead exemptions that can take a meaningful bite out of your bill.

One underrated advantage: job density. If your employer downsizes or you want to make a move, there are enough major employers concentrated in this city that you can potentially change jobs without changing your commute. That's rare in a suburb.
Recent additions include Sally Beauty, Delta Electronics, USAA, Aligned Data Centers, and the planned Texas Research Quarter development — corporate momentum isn't slowing down.
06 — Commute & Connectivity
The Roads Are Great — Just Expect to Pay Tolls
Plano is remarkably well-connected by North Texas standards. The Dallas North Tollway (nicknamed the "Platinum Corridor") links Legacy West and Granite Park directly to downtown Dallas in about 20 minutes. The Sam Rayburn Tollway (SH 121) runs east-west across the north end and gets you to DFW International Airport in about 30 minutes.
Here's the real talk: most of the fast routes are toll roads, operated by NTTA. If you're commuting daily via the Tollway, budget for it. It adds up — but most residents will tell you it's worth every penny compared to grinding through surface streets.
DART light rail serves Plano with stations at 15th Street and Parker Road, and two new Silver Line stations are planned for late 2026 (which will add faster DFW Airport connections). Heads up: Plano voters will decide in May 2026 whether to withdraw from DART entirely over a funding dispute, so that transit picture could shift.

Legacy West brings a walkable, upscale mixed-use district with national brands and great dining. And with over 80 parks — including the 800-acre Oak Point Park and Nature Preserve with kayaking, ziplines, and miles of trails — outdoor recreation is genuinely accessible.
Healthcare is exceptional too. Medical City Plano (603 beds, 70+ specialties), Baylor Scott & White, and Texas Health Presbyterian all operate here. The Medical City is mid-way through a $108 million expansion. You won't be driving to Dallas for specialist care.
