You’ll want a mortgage pre-approval letter before we start scheduling showings — especially in DFW’s competitive market. We’ll connect you with trusted lenders in Frisco, McKinney, and the greater Plano area who will treat you right and get you moving fast.

The Home Search

Once we know your criteria, we set you up on a custom search powered by the live MLS. You’ll see every new listing the moment it hits the market. When something catches your eye, we schedule a showing fast — in markets like Prosper and Celina, good homes don’t wait.

Making an Offer

Found the one? We run the comps, talk strategy, and draft a competitive offer that protects you. We’ll walk you through every number — price, earnest money, option fee, closing costs — before you sign a thing.

The Option Period

This is your built-in safety net. Once you’re under contract in Texas, you have a set number of days — usually 5–10 — to inspect the property and, if needed, walk away for any reason. We’ll be right there with you.

Inspections, Appraisal & Financing

A licensed inspector reviews the home top to bottom, your lender orders the appraisal, and the title company begins clearing title. We coordinate all of it and keep you updated in plain English — no jargon, no radio silence.

Closing Day

This is the fun part. You’ll sign the final documents, your lender funds the loan, and the title company records the deed. Then we hand you the keys. The whole process usually takes 30–45 days from contract to close.

After the Close

Our job doesn’t end at the closing table. Need a great contractor, roofer, or electrician in the Allen or McKinney area? We’ve got a list. This is a relationship, not a transaction.
